Association Rules 2 and 3 deal with the renting of Units

at 1349 Race Street.

IMPORTANT:  No renter/lessee shall be permitted to occupy a 1349 Race Street Unit until a completed and signed Lease, along with a signed Addendum to Lease (if the Standard Lease Form is not used), and a signed Assignment of Rents form have been filed with the Association President or Manager.

Summary of Rules dealing with Unit rental:

1.  Any renting or leasing of any condominium Unit shall be made in writing.

2.  It is suggested that landlords use the approved Standard Lease Form.  However if a landlord chooses to use their own Lease form, it must be accompanied by the standard Addendum to Lease form which has been approved by the 1349 Race Street Condos Board of Directors.

3.  The landlord must also execute an Assignment of Rents form in favor of 1349 Race Street Condos to the extent of any maintenance assessments or fees due for that Unit.

4.  A $50 Transfer Fee must be paid to the Association by a landlord each time the landlord rents his/her Unit.  That fee is due at the time the lease papers and Assignment of Rents form are turned in to the Association... prior to the tenant moving in.

NOTE:  If a 1349 Race Street Unit Owner does not reside in his/her Unit, and some other party or parties does/do live in that Unit; the Unit shall be considered a rented Unit for purposes of this rule.
